The Bluemark team agreed to partner APCA, a small developer with option agreements over approximately 10 acres of greenfield land.

APCA had worked on the project for nearly 10 years and the land was identified in the Local Plan as a Reserved Site for housing. APCA needed to maximise their land asset, but required additional finance and expertise to obtain permission for development.

The site's greenfield status, along with technical and legal difficulties with the identified access, made for a potentially controversial planning application.

Working in partnership with APCA, Bluemark invested sigificant funds and effort to overcome the technical problems affecting the site which also included drainage and environmental issues.

In just under 12 months from securing the agreement with APCA, Bluemark undertook all necessary site investigations and surveys, negotiated and acquired a satisfactory alternative access and obtained planning permission for 117 houses together with Section 106 Agreement.

In addition,and also within the same time period, Bluemark negotiated the on-sale of the land to a major national house builder helping APCA and the landowner realise a significant return on their investment.
