Traditionally developers take an option or conditional contract with a landowner with a view to obtaining planning permission for their scheme.
Bluemark prefer to promote land in conjunction with the landowner, but we'll pay all the up front costs and put in the expertise. When planning permission is obtained, the land is sold and Bluemark receive a pre-determined percentage.
If a landowner prefers the traditional approach, then we are happy with that too.
Over recent years the planning system has become even more complex. Now, more than ever, a thorough understanding of an evolving planning system is essential. So too is the expertise to navigate the process together with the substantial funding now required to promote land for development.
